Compliance often gets a bad rap—but in this class, we turn “ugh, forms” into “I’ve got this.” This session goes beyond just rules, helping you understand the why behind compliance so you can confidently navigate every transaction while protecting your clients, reputation, and license.

• Compliance & Risk Management: Identify common mistakes (advertising, disclosures, communication) and learn how to reduce risk in everyday transactions.
• Buyer & Seller Representation: Understand key agreements, disclosures, and best practices for working with both buyers and sellers.
• Contracts & Forms: Navigate Texas promulgated forms, contracts, deadlines, and legal obligations with clarity and confidence.
• Risk Mitigation & Fair Housing: Apply practical strategies, stay within your scope, and ensure compliance with fair housing guidelines.
• 1–4 Family Residential Contracts: Master essential contracts, timelines, and responsibilities to keep transactions on track.
• Addenda & Amendments: Learn how and when to use critical addenda and contract modifications in real scenarios.
• Leasing Essentials: Gain confidence in handling lease transactions for both landlords and tenants, including disclosures and compliance.

By the end of this class, you’ll walk away with a clear, practical playbook to stay compliant, reduce liability, and deliver professional service in every deal you handle.

Mitch Rainey
After serving in the military, I returned to Texas and built a 20-year career in healthcare,
ultimately serving as Director of Radiology. In 2009, I transitioned into real estate,
earning my Texas Real Estate License and later my Broker’s License.
Since then, I’ve focused on compliance and education—protecting clients, reducing risk,
and supporting agents through informed, ethical practice. I believe that by educating
clients, we also protect agents and brokerages.
